The government body responsible for planning, designing, constructing, operating, and maintaining England’s motorways and major A-roads has agreed a long-term lease on premises at Priory Court

.The two-storey office building—totalling 15,267 sq ft—serves as a headquarters-style facility within Priory Business Park. Set on a self-contained 1.4-acre plot, the site offers landscaped surroundings and a private car park with 78 spaces.

National Highways is relocating from its former base at Woodlands on the Manton Lane Industrial Estate after the sale of that property. The move to Priory Court marks a deliberate downsize, reflecting the wider shift among large organisations reassessing space needs as hybrid working becomes more established.

Situated in a prominent part of Priory Business Park, Priory Court benefits from convenient access to Bedford’s primary road network, adding to its appeal for occupiers. The office complex is uniquely designed around a central quadrangle to maximise natural light and includes a glazed entrance foyer, security-controlled access, and an eight-person lift connecting to open-plan office areas.

Kirkby Diamond acted on behalf of Hastingwood Securities Limited and collaborated with Robert Keeves of Underwoods Surveyors to market the property and secure the new tenant.

Nathan George, associate and head of agency at the Bedford office, said:“We’re delighted to have completed this letting in partnership with Robert at Underwoods. Larger office suites above 2,500 sq ft continue to face a challenging market, but welcoming National Highways to Priory Court reinforces Bedford’s position as a strong and growing commercial hub.”
