National Highways Secures First Unit at Dynamo Park, Bringing 270 Jobs to Teesside

National Highways has become the first occupier at Teesside’s new Dynamo Park industrial development, committing to a 29,500 sq ft office and depot facility that will bring 270 full-time jobs to the region.
The agreement sees the government-owned roads operator take a freehold unit at the 560,000 sq ft commercial scheme on Cheltenham Road in Stockton. Construction of the combined office and depot is already underway, with completion and occupation expected by the end of the year.
Dynamo Park is being delivered by Wilton Developments, which acquired the site in 2023 and aims to create more than 1,000 jobs through a high-quality industrial, storage and warehouse scheme. Of the total development, 530,500 sq ft remains available for future occupiers.
Wilton Developments appointed SSE Energy Solutions last year to deliver the energy infrastructure for the scheme, positioning the site as a modern, environmentally conscious employment hub.
Rach Whitfield, Development Director at Wilton Developments, said:
“It’s fantastic to secure such a high-profile occupier as the anchor for this flagship development. It will set a benchmark for the high-quality range of industrial space planned for Dynamo Park.
“We are now on site delivering the infrastructure needed to open up the remaining plots at this prime A19 location. The development will drive job opportunities, inward investment and economic growth in the area, capitalising on the lack of available stock in the region for businesses wanting to upgrade their facilities and environmental credentials.”
The National Highways building will be the first completed unit at the site, with Stainforth Construction LLP appointed as main contractor.
Steve Cooke, Director of Estates & Facilities Services at National Highways, said the move forms part of a wider operational strategy:
“The development of our new combined office and depot at Dynamo Park will become an important part of our estate supporting our long-term vision of connecting the country.
“As we take over direct operational control of the management of the A19, the new facility will be key in delivering safe, well-maintained roads. We are also consolidating our nearby Darlington office onto the site to ensure we have an efficient estate to support operational delivery which is Better, Greener and Smaller.”
